Let's try to calculate how much it costs to build a small country house with your own hands. Such a need, how to build a house for temporary residence, arises quite often, since the number of gardening associations in the country is quite large. Such a small house will serve you as a shelter from the rain, a place to spend the night, a warehouse for storing garden tools, while the cost of its construction is not so high.

House project

Before you build a beautiful house, you need to design it. This will save time and money. If you are able to develop such a project (calculate the type and parameters of the foundation, roof slope, etc.), then you can do it yourself.

Another option is to buy a ready-made standard project for such a house. (photo small typical houses). It costs much less than an individual project, and there are a great many options for them.

Sample designs are not immutable. At your request, for example, the dimensions of the walls of the house, the location of the openings, etc. can be changed. Taking into account the characteristics of the soil on your site, the foundation will be adapted, which guarantees the reliability of the structure. Before you build a beautiful house, you can draw up an estimate for its construction, including the quantity and cost of building materials used. Let's make an approximate calculation of how much it will cost to build a house with your own hands.

Foundation calculation

Before you build a beautiful house, you need to decide on the foundation. Its choice and calculation is extremely important, since it depends on whether the building will stand for a long period or its service life is short. The cost of a foundation for a small house can cost you from 15 to 30% of the total amount of the structure being built. For light buildings, there are the following types of bases:

  1. Column Foundation. It is a column of bricks, blocks, asbestos pipes or concrete buried in the ground. They are located at the corners of the future house, at the intersection of walls and partitions, along the walls in increments of 1.5-2.5 m. Before building a small house on such a basis, careful leveling of the site is required. It is arranged on dense, not subject to seasonal heaving soils. The approximate cost of its construction (with a column height of 50 cm): for a house with dimensions of 6x6 is $ 375 (with a column of 25x25 (the smallest possible)) and $ 530 (with a column of 50x50), and with dimensions of 8x8 - $ 470 and $ 700 respectively.
  2. Strip foundation. This is a reinforced concrete tape buried in the ground. For light buildings on non-fluffy and low-porosity soils, a shallow strip foundation is performed. The depth of its occurrence is from 30 to 70 cm. With many advantages, this type of foundation has a number of disadvantages: high cost, labor intensity, inapplicability in flooded areas. The cost of a shallow strip foundation averages from $ 46 per linear meter. It directly depends on its dimensions: height, length, width.
  3. pile foundation. This is a set of piles, united at the top with an iron, wooden or reinforced concrete grillage. Driven piles are driven into the ground, screw piles are twisted, drilling piles are installed in wells, poured out of concrete into drilled holes (stuffed piles). This is an ideal foundation for light structures for all types of soils, except for rocky ones. Cost per running meter of this type of foundation: $30.
  4. slab foundation. It is a monolithic reinforced concrete slab laid on a sand and gravel cushion. It is used on heaving and floating soils. Due to their high cost for light buildings, little is used.

house frame

After tying the foundation with beams (with anchor bolts), the frame of the house is assembled from beams with a section of 100x100, 100x150, 150x150 and fixed with metal corners. They are tied from above, and the floor beams are laid.

Roof rafters, crossbars and struts for it are mounted. The crate is made of boards 100x25 mm with gaps of 20 cm between them. It is laid with ondudilin, metal tile or profiled sheet. The frame of the house is insulated, steam and wind protection is laid and sheathed with a 16 mm board or plywood.

For your information! The cost of building a house frame (excluding interior decoration, windows and doors) ranges from $1250 to $3150. Such a spread in prices for a built house is due to the size of the building and the variability of the building materials used.

Frame prefabricated structures

Small standard frame prefabricated houses are on sale. Such a house is easy to assemble with your own hands, with minimal building skills.

In order to understand how much it costs to build a frame assembly house, consider the cost of houses with dimensions of 5x5 and 7x7 m. The walls are an imitation of timber, the interior decoration is lining. Double glazing. Grooved board floor. Roofing - professional sheet.

  • Option 1. Frame house, 5x5 m in size. The price of the structure itself is $ 2930.
  • Option 2. Frame house, size 7.2x7.5 m. Construction price - $ 4610.

The assembly of such buildings is paid separately and usually amounts to at least 25% of the total cost of the prefabricated structure. The purpose of this article is not to tell you how to build a beautiful house for a summer cottage, but to guide you in a wide price range for its construction.

A small house will be an excellent option not only for suburban, but also for permanent residence. In this article, we will look at what layout is popular for a small house.

Features and Benefits

Now small houses are quite common. They look attractive, and every person inside feels the comfort and coziness of a warm home.

Consider the main advantages of such buildings:

  • Cost savings. It is compact houses that will allow you to save the family budget. You will not need to purchase a lot of materials to build a comfortable home.
  • Simple foundation without reinforcement. This is also a clear advantage.
  • Construction will not be delayed in time. Therefore, you will be able to complete your project in the minimum time for you and enjoy living in a beautiful home.
  • Pleasantly surprise people and the cost of heating and air conditioning. Since the house is small, you will not spend a lot of resources.

  • Ease of maintenance. This important indicator will be appreciated by all zealous owners. You will not need to clean a large area. A small compact house will be easy to wash and clean at the right time for you, unlike a large room.
  • Stylish option. Often it is mini-models that are quite simple and at the same time stylish and beautiful. You can create an attractive interior of your house to please not only yourself, but also your guests.
  • Practicality and durability. Using high-quality materials in construction, you can create a durable and reliable home. Your home will serve you for a long time. At the same time, you can create the most successful project for a private rural house that you will fall in love with at first sight.

Building options

There can be a variety of options for compact buildings. These are models for permanent residence, which have a stylish design inside, and options for a pleasant pastime with the whole family.

If we are talking about a house where you will live permanently, then it will include more requirements for planning and comfort. Respectively, the model should be developed based on sanitary standards- more than twelve square meters per person.

Basically, an area of up to one hundred square meters is enough for a family of four to six people. At the same time, you can plan creative architecture, balconies, attics, original windows. You can create any decorations of your own home to feel comfortable and cozy there.

If this is a simple country house, then useful infrastructure should be taken care of. So you can effectively and pleasantly spend your time on your personal plot.

layout

First of all, the layout of a compact dwelling should be convenient for all family members. It should harmoniously combine residential and domestic premises. Experienced designers advise to provide one or two bedrooms, and sometimes more, and also hall, living room. So you can perfectly distinguish between all the necessary zones - for your own recreation, receiving guests, and so on.

Sometimes, to save space, the hallway is connected to the kitchen or living room. In this version, the kitchen will be given a small corner - 2-3 square meters. You can separate this area from the hall with a bar or put a plasterboard partition.

Often the kitchen is made separately from other rooms, has a door. The size of its area will be from six to fourteen square meters. As for the bedroom, its area is also basically nine to eighteen square meters. This will be enough to accommodate all the necessary accessories for the rest.

As for the living room, experts advise taking under it 16-24 square meters. Here you can comfortably accommodate guests, meet your relatives, as well as just have an interesting and fun time in front of the TV, for example. It is advised to lay three to four square meters on the toilet. But the bathroom can be allocated a little more - four to nine square meters. 2-6 sq. m. can be taken to the hallway. This footage is optimal for small houses.

Of course, it is worth starting from your own home and your own needs, and already building your own concept.

materials

Your own small home can be built from a variety of materials. Consider the most basic:

    Wood. This raw material is environmentally friendly, which means it will not harm the health of your family. Also, this material perfectly retains heat. A miniature house made of wooden beams is well heated, provides unhindered air exchange. Thus, a comfortable microclimate is formed. However, there are also disadvantages, among which one can single out a high fire hazard, the need to actively care for natural wood in order to preserve all its operational properties.

  • Brick. Houses from this raw material will be durable, strong. This material will serve you for decades. Such a building will retain heat well, it has a high level of thermal insulation. As for the shortcomings of such structures, they can be attributed to severity. Accordingly, it will take more effort to build the structure. The building process itself will take a considerable amount of time.

  • Foam blocks. Such buildings are reliable, frost-resistant, easy to finish. In addition, such a house will be quite cheap compared to other models. This raw material is a cross between expensive brick and affordable frame houses.

Whatever house you are building - country, Finnish or other, you should pay close attention to the layout of the house. Be sure to be patient and careful. All calculations must be accurate, because the space will be small. Determine the financial means that you want to spend on creating your own home.

Consider the main criteria: the number of people who will live in the house, the area of \u200b\u200bthe room, the presence of small children. Also decide whether you will live in it for a long time or will visit the house temporarily. To begin with, it is worth determining the number of floors of the building, then choosing high-quality materials that will help implement the project. Now you should draw a layout inside the rooms, choose the most optimal porch design, determine the configuration of the roof and roofing materials.

Traditionally, the central place is the living room. At the same time, it can serve as an extra bed for guests, a playroom for children. Furniture here is better to choose practical and functional, without cluttering up the space. Transforming sofas, folding chairs can be an excellent option. Each element should give the room comfort and unique style. The central part of the room can be a fireplace.

It is impossible to predict what changes will occur in your family in 10-15-20 years.

It is impossible to predict future lifestyle changes.

If you are planning to build a residential building, then rather than building empty mansions in reserve, it is most reasonable to start from a minimum, from a small building of the “core of the house”, but at the same time provide for the possibility of extensions and transformations.

Each family is unique and unrepeatable, each family is individual in terms of priorities and features of the way of life, each family deserves its own, individual, atypical house, “sharpened” precisely for its distinctive features.

Let's start the conversation with the smallest possible cell of society: from a family consisting of one person.

HOUSE FOR ONE PERSON

Who is in this customer group?
1. Convinced Bachelors, such as the current Boy Scout (his needs have already been raised in the topic "")
2. single, divorced both men and women
3. Elderly, widowed people. Homes and facilities for the elderly can be made much smaller than usual and therefore cheaper. Inside the house there should be no stairs, and ramps are arranged outside. It is desirable that public service centers and recreation areas are located nearby.
4. Young, older children who are looking for independence, who need not just a room, but an autonomous territory, a springboard for independent action. In order to create favorable conditions for growing children, it is worth turning their bedroom into an independent “own home”. This room remains part of a large house, but at the same time separated spatially, you can even offer a special roof and an independent entrance.
5. Visitors, business travelers, students etc. if a house for one is considered in the context of a replacement housing stock.
6.et cetera...

A house for one person can be adapted to the lifestyle of the owner as much as possible. In fact, this is a house-room, a separate room with a separate entrance, interlocked with the main walls of existing neighboring houses. The space of the house can not be divided into separate rooms. Essentially, it is a neutral room with niches around it that serve as a bedroom, living room, kitchen, study, workshop, hallway. Such a house can be arranged from one large room of complex configuration, a kitchen niche, a combined bathroom, a sleeping alcove, a window seat.

All art here consists in folding, compressing familiar rooms and premises, in the ability to use space twice.

Consider the expansion of the existing "core of the house" - a new 1-storey building attached to the blank part of the wall of the existing house.

This option is the most preferred. Indeed, we connect with our small increase in power (per person) to the existing engineering communications systems, during construction we build less on the whole wall, for adjacent rooms we serve each other as more thermal protection than the neighborhood directly with the environment.

We do not pay special attention to furniture, etc. - these are just basic elements for scale ...

In this example, the entrance is on the right, a blank wall below:

The first problem that single people face is isolation from their neighbors. If the house does not stand alone, but is part of a residential group, then isolation is not perceived so sharply.

The next design challenge is to simplify the home, as one person has the ability to make the home as personal as possible. In our example, the total area of the order of 32 m 2 is not the limit at all - if desired, you can shrink by 20-30 percent.
For a comfortable stay of one person, up to 30 m 2 of the total area is usually enough.

The central part of the house-room can be left free of furniture, it is designed for universal use. To visually increase the volume of the room, it is advisable to have one large floor-to-ceiling window and several smaller windows located in niches and an alcove.

Niche kitchen.
The working kitchen, separated from other rooms and intended only for cooking, came from the bourgeois past, when there were mansions with a cook and servants. In the people's dwelling "hearth", i.e. the place next to which they prepared and ate food has always been and remains the heart of the house. In a traditional peasant hut, cooking and other household chores are spatially integrated in one room. Family life is concentrated around a large common table. The separate arrangement of the kitchen and dining room separates the guests and the owner, offering the latter the role of a waiter. At the same time, cooking requires special equipment and furnishings.

This conflict can be overcome by using a kitchen niche adjacent to the common room, or located in a wall niche. With this arrangement of space, cooking becomes just as natural an activity as eating itself.
Possible ways to compress space:
1. TV on a bracket, working in turn into 3 zones: kitchen, living room sofa and bed;
2. a wide and deep window sill at the dining table at a level of 0.45 m can serve as an additional seat for the eater at the table, which automatically excludes extra chairs from this area;
3. The kitchen table can be combined with a computer desk to create a versatile sitting work area.

Bathroom necessary not only for sanitary procedures. In the bathroom we turn to ourselves, to our body, after water procedures we want to spend time in comfort, so it is quite natural that at the first opportunity people tend to increase the size of the bathroom, create conditions for relaxation nearby.
In a house for one person, the best solution would be a large combined sanitary unit with two exits: to the sleeping alcove and the hallway. Guests, acquaintances who come to the house have the opportunity to use the entrance to the toilet from the hallway. When there are no guests, it is more convenient to use the door that opens into the room.

sleeping alcove can replace a separate bedroom. If you meticulously analyze the use of the bedroom, you will find that uncomfortable passages and corners remain around the sleeping place, and at the same time there is a catastrophic lack of space for changing clothes, as well as storing things.
If a person lives alone, then the whole apartment is at his disposal and the sleeping place requires less isolation - it can be placed in an alcove.

The sleeping alcove should not be cramped: there should be enough space to get up, straighten the bed, put on clothes. The sleeping area should be well ventilated and free from drafts, the air should be cool and fresh, and the walls should be warm. It is good when there is a small window next to the bed.
The sleeping area can have a folding light sliding screen-partition.

In a room in which you have to spend daylight hours, you should equip at least one "window seat"
In every house it is good to have a place by the window, where it is pleasant to sit and relax, but it is especially important to provide it in the home of single people.
An armchair, a chair with a high back and armrests or a sofa is placed so that the window is located on the side. A good solution is an extended low window sill (35-40 cm high), on which you can sit with your back to the window frame. It is good when two people can sit face to face in such a niche (the width of the niche for this should be at least 1.2-1.5 m). The most sophisticated solution is a glazed bay window or porch: the glazed space becomes part of the outdoor garden, in a large bay window you can find a place for indoor plants and birds.
Indoor plants will help to connect the view outside the window with the interior. The green corner becomes an important part of the apartment, it can serve as a life stimulus for the elderly and an attraction for guests.

Older people need more comfort and more adapted housing. As a rule, they really appreciate the familiar environment and do not want to move anywhere. But the change of neighbors, changes in the family make them lonely and force them to change their place of residence. On the one hand, children feel responsible for their elderly parents and want to take them in, and on the other hand, the usual mismatch of views between children and parents makes life together burdensome.

The spatial solution of this conflict can be implemented in the form of a separate house for the grandparents, located not far from the house of adult children. Elderly people could feel quite independent there and at the same time under supervision.

The optimal solution is a room with a separate exit, an outbuilding or an outbuilding that can be used temporarily as a workshop or for rent. In order for the connection with family life not to be interrupted, the room may have a door to a common entrance hall, kitchen or corridor.

A one-room separate house for one or two people can be located on a minimum plot of land. At the same time, the orientation of the windows and the connection of the entire structure with the relief are of great importance.

For our cold region, you should:

  • limit the number of windows facing north;
  • position the long axis of the building in the east-west direction in order to receive the maximum amount of solar heat in winter and a minimum in summer,
  • reduce as much as possible the area of the outer walls to avoid heat loss, and put effective thermal insulation;
  • plant evergreen coniferous trees to protect against cold winds, and deciduous trees on the eastern and western sides to protect buildings from overheating in the morning and evening rays;
  • use the heat-shielding properties of the soil, bury the northern facade of the building into the ground (do not forget about the blockages);
  • snow can serve as additional thermal insulation, but in order to improve the operating conditions of the roof, it is better to get rid of it; for this, the slopes are made steep;
  • leave a flat area in front of the southern facade of the building, in winter the sun will be reflected in the snow, and this will make the house brighter.
The site for such an extension house is easily visible, therefore, if there are roads or other areas nearby, the fence from the side of the windows of the sleeping alcove and the bathroom should be made deaf to a height of at least 180 cm. If at least 3-5 are left between the house and the deaf fence m, then this is an ideal place for a patio with one or two trees.

1. Small, but remote. "Official" record holder (Canada, Toronto).

This house is included in the Guinness Book of Records as the smallest house in the world. Its area is 28 m2. Despite its tiny size (width - 2 meters, length - 14 meters, ceiling height - 2.36 meters), The house is quite comfortable and very cozy.

It has everything you need for a normal stay: a compact kitchen with a folding table, an armchair and a washing machine; bedroom with folding bed; a "living room" with sofa and TV and a normal sized bathroom. There is even a basement, a well-groomed tiny garden and charming patio at the back of the house.

The house was built in 1912 and immediately became a local landmark.

2. "Fisherman's house"(Great Britain, Conwy).

The smallest house in the UK is considered to be the "fisherman's house", which is located in Conwy, a small coastal town in north Wales.

It was built in the XIV century, its dimensions are: 3.05 x 1.8 m. On the ground floor, near the wall of this house, there was a bunker with coal, a place for cooking on an open fire and under the stairs - a tank with water. On the second floor there was a living room with a bed, a bedside table, a stove and a washbasin. People lived in it until the beginning of the 20th century, and since 1900 it has become a museum.

They say that in the 19th century a family of 8 people even lived in it!

3. For resourceful romantics (Austria, Salzburg).

This small house at number 109 on Altmarket Square, with a facade of only one and a half meters, was also built in the Middle Ages - in the 15th century, and a romantic story is associated with its construction. Once upon a time, a girl agreed to her boyfriend to marry him only when he had his own house. The young man was very poor, but smart - he squeezed his house into the wall between two existing houses.

4. What is behind the door? "False" record holder

Residents of Amsterdam do not get tired of repeating that the smallest house in their city is number 7. However, this is not entirely true. The fact is that at the time of the construction of the building, the housing tax directly depended on the width of the facade. And the enterprising owner built a full-fledged house, but with a facade of 1.1 m, which is actually just an entrance (house number 7).

5. "House-kiosk"

You might not even notice this house, thinking that it is just a kiosk. It is attached to the Church of the Holy Spirit in the New Town and has always had its own address. The house was built in 1843 as a trading facility for the sale of Constantinople tobacco. Later, overseas cigars brought from Cuba and Mexico were also sold here. Noble clients were even honored with a glass of wine. During the Polish uprising, there was a turnout of underground fighters in the house. Later, magazines and postcards from Paris were added to the assortment of goods, depicting women in negligee. This caused a big scandal in Catholic Warsaw. Today it still sells newspapers.

6. Modern minimalism(Japan).

The Japanese have always been famous for their ability to rationally use usable space. Due to the lack of land, they are forced to somehow get out and build houses on tiny plots. This house was built on a plot of 15 m2, but the designer managed to increase the space and build a house of 44 m2. Inside there is a kitchen, bathroom, living room, bedroom and even a small balcony.

7. House of forest fairies

A cozy mini-cottage with an area of 21 m 2 is located in a forested area, not far from a small lake. It seems that magical forest fairies live in this small house. But nevertheless, the cottage has everything you need: a kitchen-living room, a bathroom with a toilet, a bedroom and, as you can see, a small veranda. Compact and comfortable.

8. Every cricket know your corner! (Japan Tokyo).

On a small area, the enterprising Japanese built a comfortable dwelling with an area of 29 m 2. The house is two-story, designed for a family of three (a couple with a daughter) and has a living room, two bedrooms, a bathroom, a kitchen, a nursery and even a garage for a car.

And since the landscape on which the dwelling was built had a triangular shape, the architects had to repeat it when designing the house.

9. Super-slim (Brazil,Madre de Dius).

This tall but very narrow house was built in Madre De Dius, Bahia. The width of its facade facing the street is only 1 meter 10 centimeters, and the widest place in the house is about two meters. The height of the whole house is 10 meters.

The house has three floors, which compactly housed two living rooms, three bedrooms, a kitchen and a veranda.

10. Residential art object

In 2012, an unusual narrow house was built in the center of Warsaw. The front of the new building, wedged between two apartment buildings, is only 152 centimeters, and the internal width of the dwelling varies from 122 to 72 centimeters. The living area of the house is 14.5 m2.

Despite its small size, the house has everything you need for a comfortable life - a bedroom, bathroom, living room and kitchen.

The building is registered as an art object, not a dwelling, as its parameters do not comply with Polish building codes.

11. Five-star hotel in 53 m2(Germany, Amberg).

The German Wedding House Hotel is only 2.5 m wide and has a living area of 53 m 2 . Despite this, the only room available at the hotel has to be booked months in advance due to its high popularity. The hotel is squeezed into a narrow space between two neighboring buildings. The interior of the wedding house makes an unforgettable impression on the guests - it is equipped with a comfortable bed, a fireplace, luxurious furniture, a TV and even a SPA-salon.

The hotel was built in 1728 when the city council of Amberg decided that there would be more weddings if the newly-married couples had accommodation that they could move into immediately after the wedding. But since it was unrealistic to provide housing for all the newlyweds even then, they found another way out: they built this tiny house, in which the happy couple spent several weeks, and then passed it on to the next young family. Since then, it has become known as a wedding house.

Legend has it that those who spend at least one night in a hotel live long, happy lives and never get divorced. Therefore, many newlyweds want to start their family life in this “happy” hotel.

12. Mini ranch

Not everything is big in Texas. These small houses are located in Lüling. They are sustainable, energy efficient and environmentally friendly. Inside each house there is one large room, bathroom and kitchen. The opposite side of the room is used as a living room and bedroom. When friends come to the hosts, air mattresses are laid out on the floor.

13. Campervan (USA).

Tumbleweed, which specializes in miniature buildings, has created one of the smallest houses in the world. Its area is only 6 m2.

This miniature house consists of a kitchen with a refrigerator, a shower room with a toilet and a bedroom in the attic. A distinctive feature of the home is its mobility. The house is placed on a special trailer platform and can be easily transported from place to place. In addition, it is equipped with a simple and convenient system for quick connection to electricity and water supply.

14. Squirrel wheel(Germany,Karlsruhe).

Students from Germany have designed unique houses that include all the necessary functions in one room. The cylindrical roll house has three separate areas complete with bed, armchair, table, kitchen sink, shower and toilet.

You need to go to the bedroom - go to the center of the block, rotate the structure ... And here you are on the bed, where the Velcro holds the mattress and pillows. It took something in the kitchen - move to the next compartment. And everything would be fine, only the question arises - does the house have an emergency brake? So, just in case...

15. Rubik's Cube (Austria, Styria).

Mobile home project named "Hypercubus" because of its appearance. The first such house appeared in Austria. Initially, the project was conceived as a hotel room, but such houses can also be used independently. "Cubes" can be erected in a certain place, and if desired, transported wherever necessary. Inside the house has all the necessary amenities and a high level of comfort.

A mass production of such housing is planned.

16. 5 m 2 for 120 thousand pounds (Great Britain, London).

The smallest apartment in London has an area of only 5.4 m 2. An unusual apartment appeared in 1987, when during the boom in the British housing market, the utility room of one of the houses in the exclusive Knightsbridge area was converted into a separate apartment measuring 3.3 by 1.65 meters. In addition to the bedroom, it has a kitchen, toilet, shower and closet.
The first buyer paid £36,500 for the apartment. Now its cost is more than 120 thousand pounds. For comparison, for 200 thousand pounds you can easily buy a small old castle.

But this is not the smallest apartment in the world…

17. Man in the aquarium (

In Sweden, a miniature house has been created, from the window of which tourists can admire the fish. The Utter Inn is located on Lake Malaren, close to the shore. It is a small house, which includes a small room, a kitchen and a terrace. On the terrace, travelers can enjoy the views of the lake, and a room at a depth of 3 m will be prepared for them to sleep. The windows of the room look into the lake surface, where fish live their lives, occasionally looking out of curiosity through the windows, like into an aquarium. You can get to the hotel by boat from the port nearest townVasteras. This is one of four operating underwater hotels in the world. The other three are in China, UAE and Turkey.

18. Call when you are at home ().

The smallest house in Russia was built by Viktor Razuvaev, who lives in Mordovia (Zubovo-Polyansky district). The frame of a telephone booth was taken as the basis, which he slightly expanded and made more spacious, with two windows. The result was a house with an area of 2.7 m 2. Of course, it’s rather crowded inside, but Cheburashka also lived in a telephone booth. Here you can also watch TV, sitting on a special folding chair, make tea, take a break from everyday hustle and bustle. The house has autonomous heating, so even in the cold season you can live here. True, there is still nowhere to spend the night there, but the owner of the house is already working on a mechanism that will transfer his house to a horizontal position suitable for sleeping at night.

A miniature house is a housing option for citizens who do not have a large plot of land for construction, but want to live in their own home. In addition, compact cottages are affordable and have many other benefits. Our catalog contains various projects of small houses: cozy country cottages and interesting city houses.

Characteristic features of houses up to 40 sq. meters

Residential buildings with a modest area are usually one-story, rarely have a second floor or attic. All free space inside is used as rationally as possible, therefore, in such buildings, walls and interior partitions are installed at right angles. Materials used for this type of structures:

  • aerated concrete;
  • wood;
  • combination of several building materials.

The project of a small house, although it is being developed miniature, does not lose its comfort. The dining area is grouped in the form of a studio, and the most remote place is allocated for the bedroom:

  • at the end of the hallway;
  • in the attic;
  • on the opposite side of the kitchen.

The compactness of the design also affects the layout - all functional rooms are minimized, and furniture and appliances are used built-in to save space. In bathrooms, instead of a bath, a shower cabin is most often mounted. As an alternative to the usual cabinets, there are modules and wardrobes hidden in the walls.

The small cottage is designed for two or three tenants. This version of the project is best for a young family on a limited budget or an elderly couple who find it difficult to take care of a large house. To build a small log house for a summer residence will cost less than the construction of a brick building. And with a larger budget, you can build a modern small wooden castle.

The attractiveness of small house projects

A micro-house is economical, lower costs for building and finishing materials and work, lower prices for repairs and maintenance. This type of building is beneficial for other reasons:

  • versatility - it is suitable for any size and shape of plots;
  • ease of adaptation to customer requests;
  • speed of design and construction;
  • practicality in operation;
  • low utility costs.

The choice of a small house project allows you to quickly implement the construction of an economy class cottage. Depending on the purpose of the structure, the cost of its heating can be easily optimized due to a small area of insulation or the choice of heat-retaining materials. If the developer wishes, the project of a country house can be supplemented with a small extension with a sauna or an outdoor pool.

Among our selection of original projects of small residential houses with photos there are layouts for young people with a modern facade design and discreet classic solutions for mature owners. In addition to plastered facades, in the catalog you can find projects of small houses up to 50 sq. m. with unusual stone cladding or wood paneling.
